What one row contains

A filed probate case identifies the person who died, the person asking the court for authority over the estate, and the property involved. That is the whole proposition. We add contact data and compliance status, and we tell you where every piece came from.

A blank is never filled with a guess. When the filing does not state something, the field stays empty and confidence_flags records why. You can tell the difference between data we do not have and data that does not exist.

03 / Method

How the feed is built

Retrieve. We pull the county's published filing records for each day in the period. We do not scrape behind logins and we do not work around access controls.
Select. Estate administrations only. Guardianships, guardian advocate cases, risk protection orders and wills deposited for safekeeping are removed, because all of those concern living people.
Assemble. County files list one row per party. We group them by case and build a single record per estate.
Enrich. Contact data through a licensed provider, with Do Not Call and litigator status attached to every number.
Check. A sample of each week's rows is audited against the source record, and the result is published whether or not it flatters us.
Deliver. CSV and a shared sheet, weekly, with the provenance column intact.

04 / Verification

Check our work

Buyers of probate data say the same thing in public forums: they suspect the list is stale or padded, and they have no way to confirm it. One described planning to drive to the courthouse to compare a vendor's list against the actual records.

Every row we deliver carries its case number and a link to the county's own case search. Auditing us is not tolerated, it is the intended use. If a row does not match the record, tell us. We will correct it and note it on that county's quality card.

05 / Limits

What we do not claim

No national coverage. We publish the counties we actually run and nothing else.
No track record yet. Hillsborough opened in July 2026. There are no case studies and we are not going to manufacture any. What exists is the data, the method above, and an open invitation to check it.
No screening use. This is public record data sold for marketing. It is not a consumer report.
No filtered compliance. Numbers on the Do Not Call registry arrive labelled, not removed. Deciding what to do with them is yours.
